What I Do

Tenant Selection
This is vital to ensure that the property is looked after and rent is kept up to date. To select the best tenants, I am a trusted partner of Tenancy Practice Services, which gives me access to the best tenancy checking available in New Zealand. This software will check through two credit bureaus, the tenancy tribunal, courts, fines, police,
property, obituary, and so on.
I will also call the current landlord and employer to understand the applicant better. These background
checks ensure that I am well equipped to select the best tenant for your property.

Property inspections and maintenance
Before the tenants move into the property, a comprehensive property condition report and extensive photos are taken.
Then an inspection is completed around six weeks after the tenant moves in and every three months after that. You will receive an inspection report after each inspection.
When maintenance is required, I will contact the property owner coordinating work unless you do not wish to be involved. I have a team of trusted contractors that I use regularly or can use your contractors.

Rent collection and payments
Rent is entered daily into the trust account, and any non-payments are quickly identified and dealt with instantly to avoid and control any problems.
Owner payments are made twice a month, with a statement sent at the end of each month.

Fees
The fee structure is straightforward, 8% plus GST on all rent collected. There are no inspection fees, credit check fees, maintenance charges or set-up costs.

I have worked in three different Property Management Companies for over 20+ years, both independent and Real Estate. Along the way, I have learned various ways of operating. Through this, I have gained a strong understanding of the Tenancy Law, best practices in the
Tenancy Tribunal and a fantastic knowledge of people and their needs.

Technology is increasing in every part of our lives, and the property management industry is no different. The property management software offers owners a portal to view finance status, previous statements, inspections and other documents.
Tenancy agreements and in-going property condition reports are all signed through apps, so everything is quick, easy and accurate.
